How we verify
There are no estate agents or middlemen on From Homeland. You talk to the developer directly, so we build trust through documents.
Below we explain how we check a developer and its projects, what the badges on the site mean, and where verification stops.
Developer verification
A developer receives the “Verified developer” badge only after the From Homeland team has reviewed four documents:
- Tax certificate (vergi levhası)
- Trade registry gazette (ticaret sicil gazetesi)
- Signature circular (imza sirküleri)
- Building contractor authorization certificate (yapı müteahhitliği yetki belgesi)
We check the details in these documents against the company’s tax number and legal name. The badge is not granted until all four documents have been approved.
The documents are not public. Only the developer itself and our review team can see them.
If we receive complaints about a developer, the badge can be suspended.
Project approval
Every project is reviewed by our team before it goes live. The system also enforces some rules on its own, and a project cannot be published until they are met:
- Projects under construction or completed must have a building permit number.
- “Ready to move in” projects must have an occupancy permit (iskân) date.
- Projects that are not yet completed must state a planned delivery date.
- At least one apartment with a price must be listed.
If a project is rejected, the developer receives the reason in writing.
Construction log
Developers post dated updates from the building site, ideally with photos.
The progress percentage shown on a project page comes only from these updates. A developer cannot change the percentage without posting an update.
Every change is logged, so you can follow how a project has progressed, date by date.
Completion guarantee badge
Under Turkish consumer law, when a home is sold off-plan and paid for before it is finished, the seller must provide either completion insurance or a bank guarantee.
A project shows the “Completion insured” or “Bank guaranteed” badge only after the developer has uploaded the document and our team has verified it.
If a project has no such badge, we recommend asking the developer for the document.
Response time
The “Usually replies in X hours” figure on a project page is not entered by the developer. It is measured by the system.
It is the developer’s real average time to first respond to requests over the last 90 days.
Complaints
Every project page has a “Report a problem” form. Use it if you see wrong information, a price that does not match, a developer who does not reply, or a listing that looks suspicious.
Your report goes to the From Homeland team, not to the developer.
After review, the project may be unpublished or the developer’s badge suspended.
The limits of verification
Verification checks the documents as they were submitted on the date of review. It is not a guarantee of the sale.
Before you pay, check the following yourself or with a lawyer:
- The title deed (tapu) record
- The building permit and, if issued, the occupancy permit (iskân)
- The sale contract
From Homeland is not a party to the sale contract. The contract is between you and the developer.
